Legionella Risk Assessments

What are your responsibilities under Legionella legislation?

If you’re an employer or a landlord, then you’re responsible for your tenants or employees’ health and safety. Legionella assessment, testing and control is part of this.

Businesses are required to meet compliance following the Health and Safety at Work etc. Act’s (1974) Approved Code of Practice – The control of Legionella bacteria in water systems (L8 – Fourth edition 2013), RIDDOR 2013 and COSHH 2002.

Legionella control

You need to manage, prevent, or control any risks of Legionella, identifying and assessing the sources of that risk.

You also need to make sure a suitable and sufficient Legionella Risk Assessment is carried out and accurate records of the findings are kept.

Legionella Risk Assessments

Because of the complexity involved in managing all the different aspects of health and safety legislation, many employers and landlords choose to use risk assessment and water sampling companies – like us – who can carry out a Legionella Risk Assessment without any fuss.

What is legionella?

Legionella is the name of over 50 species of waterborne bacteria that cause Legionnaires’ disease, which is a form of pneumonia. Although Legionella is widespread in natural water sources, it can also live in man-made systems such as water storage units, bathrooms, and kitchens. Legionella is contracted when people breathe in aerosols in the air that contain the bacteria.

Fortunately, it’s not contagious, but the bacteria spread quickly in infected water systems, particularly when the water temperature is between 20 and 45°C – so a big part of Legionella management is making sure that hot water storage stays hot, and cold water storage stays cold. Rust, biofilms, scale and sludge can also help Legionella bacteria grow and spread, so keeping water systems clean and well-maintained is also essential.

What is a Legionella Risk Assessment?

A Legionella Risk Assessment involves a health and safety professional touring your site to visually inspect and assess the water systems. Hot and cold water storage tanks are an important area to check, so the length of the Legionella assessment will depend on the size of your site or building and/ or the complexity of your water system and accessibility.

The Legionella consultant will also take a look at your records to review previous assessments, support you on undertaking the recommendations from previous reports, and help you identify areas that require improvement.

Legionella control services

Our goal is to give you practicable solutions and recommendations in line with the current guidelines – we keep up with the changes to legislation, so you don’t have to worry about it.

Legionella risk assessments should be reviewed annually – or more often if there’s been a change to your water system, or a reported case of Legionnaires’ disease.

The report you’ll receive from Bison following a Legionella Risk Assessment will include:
